A question about Vendors asking for proof of funds. What if there is a private deal that has no auctioneer, do the purchasers have to provide their bank statements to the vendors as they already have their loan offer in place? Basically, the vendor wants to see proof of source of funds - would this be common for purchases in private deals?

In a purchase with an auctioneer involved, then yes this is very common.  Par for the course.  In a private transaction, it depends on the relationship between Vendor and Purchaser.  It doesn't seem to be an unreasonable request for a Vendor to want to know that a Purchaser has the financial capacity to complete the purchase.
